How will Vision Construct meet my brief on time and in budget?
Whether you’re commissioning a small refurbishment or a big development, this is the question you should be asking. Our answer? Well, we’ve spent years feeding the lessons we learn from every build back into the process so that we’re better than ever. It’s a formula that works for us and our clients – take a look at our checklist.
Phase 1
All in the planning
Tender:
Receive an invite to tender from a typical client range of private individuals, Developers, Housing Associations or Architects.
Research:
Link to the identified site for construction, or the potential piece of land for development. Undertake key research into project scale, for example, an inventory of abnormal conditions flagged up by planning, including environmental or wildlife.
Costings:
Meet with designated project partners – this could be an Architect or Commercial Refurbishment Specialist. Use on-site findings and planning reports to complete a full project costing. Get busy building every possible detail into the project timeframe (this helps avoid nasty surprises that can derail a build later). Produce a Contract Sum Analysis (CSA) and Construction Programme.
Phase 2
Pre-build
Agreements:
Once costings are agreed, draw up a Build Contract for Vision Construct and the client to sign.
Procurement:
Procure subcontractors to meet the Construction Programme (Vision Construct are perfectly placed to identify the best sub contractors around). Appoint a Site Manager.
Allow for hold ups:
If necessary, build extra time into the project schedule to allow for planning conditions like badger sets, nesting birds, crested newts, or archaeological sites. Observing these regulations at pre-build stage is not only a legal requirement but the ultimate in cost effective time management.
Finalities:
Appoint a professional legal team of lawyers and structural engineers, together with dedicated planning personnel. Agree final contracts.
Phase 3
Build
With everything in place, the site set-up, building work gets underway. Once on-site, ensure that every stakeholder is totally clear about project expectations is vital. “We’ve learnt over the years that investing time and attention in the pre-build detail make the build itself the fuss free experience we’re famous for,” says Dean Freeman, Managing Director at Vision Construct.
