The Details

Vision Construct were appointed to build a 12 storey development of apartments on Blagdon Road, off New Malden High Street, in the Royal Borough of Kingston Upon Thames. Comprising a range of one, two and three bedroom apartments with private balconies or terraces, the finished build will feature an eye catching, contemporary exterior, with high-spec, luxury interiors. Other features of the brief include the allocation of parking spaces, the construction of a double height entrance lobby and the erection of an entire top floor of glass-fronted duplex penthouses.

A turnkey development, the specifications provided to the Vision Construct team included:

Living Space

  • All apartments will have a private balcony or terrace.
  • Kitchens will be fully fitted with integrated appliances.
  • Low voltage lighting for maximum efficiency and Category 6 ethernet cabling for high speed internet connection will be installed throughout.
  • Living areas will be open plan, designed to optimize on space and natural light.
  • Fully fitted bathrooms will come with underfloor heating and ceramic floor tiling.
  • Interiors will feature a neutral colour palette using elegant materials and soft furnishings.
  • All apartments will offer engineered wood flooring and fitted carpets.

Communal Space

  • The double height entrance lobby will include a 24 hour concierge in attendance, together with secure mail and parcel storage.

Security Features

  • Apartments will be fitted with audio visual entry systems.

The requirements

The developer’s requirement was a new build apartment building that would offer cool, contemporary luxury to a mix of young professionals and discerning older buyers seeking a stylish, easy-to-maintain home. They would also promote the finished build to investment buyers looking to invest in a rising neighbourhood with excellent travel links. To capitalize on New Malden’s up and coming status, they were looking for a construction company that could work to a tight schedule. Specific challenges such as the long term erection of scaffolding in the centre of town also demanded that their chosen builder must complete the job with minimal disruption to pedestrian traffic and nearby retail trade.

The Challenges - and how we overcame them

One New Malden presented the following challenges:

  • The build’s design features, which used extensive glass walls and floor to ceiling windows, needed an expert construction team in place to understand the technical elements.
  • The prime property appeal of this turnkey development depended on attention to detail in all areas. We would need to use skilled and reliable workmen to install state of the art lighting and a faultless internet connection, for example, for a consistently flawless finish in every apartment.
  • The challenge presented by months of scaffolding needed to be managed efficiently and sensitively to maintain good will in the neighbourhood.

For every challenge, Vision Construct used their unflappable project management team to find a solution:

  • A long history of working with London’s leading architects makes our Project Managers, Surveyors and Site Managers adept at understanding and translating design into reality. Not only are they familiar with the risks that hoisting tonnes of glass panelling up 12 floors presents, they were also able to source the best glass materials at the lowest prices.
  • Vision Construct partner with subcontractors they can rely on to produce a top quality finish. With an excellent network of skilled electricians, plumbers, plasterers, painters and decorators, our ability to coordinate efforts without wasting a single day is one of the reasons we continually bring projects in on time and budget.
  • For this build, we appointed a Site Manager who combines consummate professionalism with an innate respect for local traders and residents. These qualities have certainly helped the smooth progression of One New Malden.
With work on schedule for completion towards the end of this year, we’re confident that One New Malden will become one of the most iconic landmarks of New Malden’s regeneration.

  • Vision has recently completed the acquisition of Ogilby Housing Society site, Wellington Street, Woolwich, London, which will see the demolition of 5 existing residence blocks and redevelopment of the site to provide 4 contiguous apartment blocks of between 7 and 13 storeys. It has been a pleasure to work with Vision in getting this project over the line. Your pragmatic approach to negotiations has been greatly appreciated and without doubt, has been a major factor to us agreeing the contract. This is the first project that Home Group and Vision are progressing and together and will hopefully not be the last.
